Rules and approvals : What you need and how we help

A bathroom has more rules behind it than most people think , water , electrics and drainage all have to be done properly and signed off. We take care of all of it for you. Here's exactly what's needed and what we do for you.

1

Survey , design and your free 3D render

What's needed : Accurate measurements of the room , the position of the soil stack , waste pipes , water supply and joists , and a layout that works with all of them.

How we help : We survey the room for free , design the layout with you and create your free 3D render so you can see your bathroom before any work starts.

2

Electrical safety : Part P

What's needed : Bathrooms are split into zones around the bath and shower. Every light , fan and socket must have the right IP rating for its zone and the work must be installed , tested and certified by a registered electrician under Part P of the Building Regulations and BS 7671.

How we help : Our registered electrician does the work and you receive an Electrical Installation Certificate at the end.

3

Ventilation : Part F

What's needed : A bathroom needs mechanical extraction of at least 15 litres per second , ducted to the outside , to remove steam and stop condensation and mould.

How we help : We size and fit the extractor fan and run the ducting to the outside wall or roof.

4

Hot water safety : Part G

What's needed : A new bath must have its hot water limited to a maximum of 48°C , usually with a thermostatic mixing valve , to protect against scalding.

How we help : We fit the right thermostatic valves for your bath and shower and set them correctly.

5

Drainage : Part H

What's needed : Waste pipes must run to the soil stack with the right fall , normally a 110 mm connection for the WC and smaller waste pipes for the basin , bath and shower , so everything drains properly without smells or blockages.

How we help : We plan the pipe routes at the design stage , especially if you want to move the WC or shower , and test everything before it's closed up.

6

Flats , leases and listed buildings

What's needed : In a leasehold flat you'll usually need a licence for alterations from your freeholder , especially for a wet room or a new layout. Listed buildings need listed building consent for most changes.

How we help : We provide the drawings and method statements your freeholder or the council will ask for.

Our promise : Every bathroom we build is waterproofed , tested and certified properly , so it stays safe , dry and trouble free for years.

What can affect the price?

Every London home is different. These are the main things we look at when we visit.

The size of the room. A larger room has more wall and floor to tile more boards to fit and more time on site.

A new layout. Moving the WC needs a new connection to the soil stack and moving the shower needs new waste pipes laid with the right fall. Both take extra time and materials.

Older homes. Victorian and Edwardian houses are full of character and often have uneven walls lath and plaster , old pipework and timber floors. These need levelling and preparing before tiling. Take a look at our period bathroom on Dennington Park Road, NW6.

Flats. In a leasehold flat you may need your freeholder's permission before work starts and building rules can limit working hours and access to the property.

Parking and access. Most London streets are controlled parking zones so parking permits bay suspensions and skip licences can add to the cost.

Surprises behind the walls. Now and then we find rotten joists or old leaks once the old bathroom is removed. If we do we'll show you straight away and agree the cost in writing before doing any extra work.

How long will I be without a bathroom ?

Usually just 2 to 3 weeks. Here's what happens week by week:

  1. Week 1 strip out and first fix: We protect your home , remove the old bathroom and fit new pipework , waste pipes and wiring. Then we board the walls and floor and apply the waterproofing.
  2. Week 2 tiling: We fit any underfloor heating then tile the walls and floor and grout everything neatly.
  3. Week 3 second fix and finishing: We fit your bath or shower , WC , basin, taps , towel rail and lights. Then we seal , decorate , clean and hand over your finished bathroom.

Our top tips for a bathroom you'll love

Choose your fittings early

Order your bath , shower , taps and tiles in good time. Some designer pieces take several weeks to arrive and having everything ready keeps your project on schedule.

Create a feature

A statement tile in the shower or on one wall gives your bathroom real personality while calmer tiles elsewhere keep it feeling bright and spacious.

Invest in your shower

You'll use it every single day. A good thermostatic shower with steady pressure and temperature makes a real difference to how your bathroom feels.

Plan your storage

A vanity unit a mirror cabinet or a built in niche in the shower keeps bottles and toiletries out of sight and the room looking tidy.

Think about lighting

Bright downlight for everyday use plus an illuminated mirror or soft wall lights let you set the mood for a relaxing evening bath.

Don't forget ventilation

A good extractor fan keeps the air fresh and stops condensation and mould, protecting your new bathroom for years to come.

Questions we get asked a lot

Is the 3D render really free?

Yes really. Every bathroom client gets one before work starts so you can see exactly how your new bathroom will look.

Why do I supply the bath, WC, taps and shower?

Because it puts you in charge of the look. You can choose anything from simple and classic to full designer and you only pay for exactly what you pick. We'll help you choose and check everything fits.

Do you take away the old bathroom?

Yes. Removing your old suite, tiles and all the waste from the job is included in our price.

Can I use the bathroom while you work?

It's out of use from strip out until your new suite is fitted. If it's your only bathroom we'll plan the work with you to keep that time as short as possible.

Do I need planning permission?

A like for like bathroom usually doesn't. Electrical work must meet Part P of the Building Regulations and new drainage or structural changes may need Building Control sign off. We'll tell you what applies when we visit.

What's the difference between a wet room and a walk in shower?

In a wet room the whole floor is waterproofed and slopes gently to a drain with no shower tray. A walk in shower uses a low tray and a glass screen. Wet rooms cost more because of the extra waterproofing and floor work.

What if you find a problem behind the walls?

We stop show you what we've found and explain your options. Nothing extra is done or charged until you've agreed it in writing.

Is the work guaranteed?

Yes. Every bathroom we build comes with our 10 year warranty set out in writing.
