The approach

Classic character, modern performance

Many West Hampstead homes are period properties, and a bathroom should feel like it belongs to the building. This one leans on classic details: a geometric Victorian style floor finished with a border, white bevelled metro tiles from floor to ceiling, and a navy shaker style vanity.

The modern parts do the practical work. A black framed screen keeps the shower over the bath, a black heated towel radiator keeps towels dry, and matt black taps and accessories give the traditional look a sharper edge.

A floor laid like the originals

A patterned field with a contrasting border, set out so the border runs straight along the bath and walls.

Every surface finished

The window reveal and sill are tiled too, so there are no painted edges to wear or stain.

Shower over the bath, done properly

A black framed screen and full height tiling mean the bath works as a proper shower every day.

Scope of works

Everything handled by one team

No separate plumber, electrician and tiler to coordinate. We managed every trade and every stage of this bathroom, in the right order.

  • Protection & strip out

Floors and access routes protected. The old bathroom removed and waste cleared from site.

  • First fix plumbing

New supply and waste runs, valves and fixings set out before a tile goes on.

  • First fix electrics

Lighting, extraction, heated towel rail and mirror connections wired to the agreed layout.

  • Preparation & waterproofing

Walls boarded and levelled. Wet areas waterproofed before tiling.

  • Tiling

Tiles set out from the centre lines so cuts land evenly, then laid with straight, consistent joints.

  • Second fix & handover

Sanitaryware, brassware, glass and lighting fitted, then snagged together before handover.

How we manage a bathroom renovation

Clear from the first visit to the final check

The part homeowners worry about most is not the tiles. It is the disruption, the communication and whether the job finishes as agreed. This is how we run it.

  1. Site visit

We see the room, check access and existing services, and talk through how you want the bathroom to work.

  2. Written proposal

A clear, itemised quotation. What is included, what is not, and who supplies what, agreed before we start.

  3. Planning & ordering

Sanitaryware, brassware and tiles confirmed and ordered, so the build is not held up waiting for materials.

  4. The build

Protection, strip out, first fix, waterproofing, tiling and second fix, carried out in sequence by our own team.

  5. Updates you can follow

One point of contact throughout. You know what is happening this week and when we need a decision from you.

  6. Snagging & handover

We walk the finished room with you and resolve any points before we sign it off.

FAQs

Bathroom renovation in West Hampstead: your questions answered

Can’t see your question? Call 020 3576 7307 or message us on WhatsApp.

How much does a bathroom renovation cost in West Hampstead?

It depends on the size of the room, whether the layout changes, what is behind the existing walls and floor, and the tiles, sanitaryware and brassware you choose.

After a site visit we give you an itemised written quotation, so you can see where the budget goes before anything is agreed.

Do you renovate bathrooms in period properties and conversion flats?

Yes. Much of our work is in Victorian and Edwardian houses and flat conversions across London. We check floor joists, old pipework and access before we price, and we plan around neighbours and any building rules.

Can you lay Victorian style patterned floor tiles?

Yes. Patterned floors need careful setting out, especially with a border. We plan the layout from the centre of the room so the pattern and border run straight and the cuts are even at the edges.

Do you manage everything, or do I need separate trades?

We manage the whole bathroom: protection, strip out, plumbing, electrics, preparation, waterproofing, tiling, fitting and decoration. You deal with one team and one point of contact, not a plumber, an electrician and a tiler working to different schedules.

How long does a complete bathroom renovation take?

Timescales depend on the scope, any layout changes and lead times on materials. We confirm a realistic programme after the site visit, and we order key items before work starts so the build is not left waiting on deliveries.

Who supplies the tiles, sanitaryware and brassware?

Either. We can source and supply items within the agreed scope, or fit items you have chosen yourself. Who supplies what is set out clearly in the written proposal before work begins, so there are no gaps or surprises.

Will my home be protected while you work?

Floors and routes through the property are protected before strip out, dust is controlled, and the site is left tidy at the end of each day. Clients regularly mention in reviews how clean the team kept their home.

Are you local to West Hampstead?

Yes. Our base is on Mill Lane in West Hampstead, NW6, and we work across London, including Hampstead, Kilburn, Belsize Park, St John’s Wood and Maida Vale.
