The approach

A family bathroom built around storage

A family bathroom has to hold a lot without looking full. Here a fitted vanity run in a warm wood effect finish gives drawers and cupboards along one wall, with a tall matching cabinet above. The basin sits into a stone effect worktop with space either side.

Light does the rest. A large window, a backlit LED mirror and recessed downlights keep the room bright, while pale sage metro tiles around the bath add colour without making the room feel smaller.

Storage designed in

A fitted run of drawers and cupboards, plus a tall wall cabinet, so every surface can stay clear.

A bath with a real shower

A hinged glass screen and a thermostatic shower on a riser rail for everyday use.

Bright and warm

A backlit mirror, recessed downlights and a tall chrome heated towel rail.

Scope of works

Everything handled by one team

No separate plumber, electrician and tiler to coordinate. We managed every trade and every stage of this bathroom, in the right order.

  • Protection & strip out

Floors and access routes protected. The old bathroom removed and waste cleared from site.

  • First fix plumbing

New supply and waste runs, valves and fixings set out before a tile goes on.

  • First fix electrics

Lighting, extraction, heated towel rail and mirror connections wired to the agreed layout.

  • Preparation & waterproofing

Walls boarded and levelled. Wet areas waterproofed before tiling.

  • Tiling

Tiles set out from the centre lines so cuts land evenly, then laid with straight, consistent joints.

  • Second fix & handover

Sanitaryware, brassware, glass and lighting fitted, then snagged together before handover.

How we manage a bathroom renovation

Clear from the first visit to the final check

The part homeowners worry about most is not the tiles. It is the disruption, the communication and whether the job finishes as agreed. This is how we run it.

  1. Site visit

We see the room, check access and existing services, and talk through how you want the bathroom to work.

  2. Written proposal

A clear, itemised quotation. What is included, what is not, and who supplies what, agreed before we start.

  3. Planning & ordering

Sanitaryware, brassware and tiles confirmed and ordered, so the build is not held up waiting for materials.

  4. The build

Protection, strip out, first fix, waterproofing, tiling and second fix, carried out in sequence by our own team.

  5. Updates you can follow

One point of contact throughout. You know what is happening this week and when we need a decision from you.

  6. Snagging & handover

We walk the finished room with you and resolve any points before we sign it off.

FAQs

Bathroom renovation in Maida Vale: your questions answered

Can’t see your question? Call 020 3576 7307 or message us on WhatsApp.

How much does a bathroom renovation cost in Maida Vale?

It depends on the size of the room, whether the layout changes, what is behind the existing walls and floor, and the fittings you choose. Fitted storage is planned and priced as part of the job, not added on at the end.

After a site visit we give you an itemised written quotation, so you can see where the budget goes before anything is agreed.

Do you renovate bathrooms in Maida Vale mansion flats?

Yes. Mansion blocks usually have rules on working hours, access, lifts and waste removal, and some need approval from the managing agent. We plan around those from the start so the work runs smoothly with the building and the neighbours.

Can you add more storage to my bathroom?

Usually, yes. A fitted vanity run, wall cabinets, recessed niches and a mirror cabinet can all add storage without making the room feel smaller. We look at the space at the site visit and suggest what fits.

Do you manage everything, or do I need separate trades?

We manage the whole bathroom: protection, strip out, plumbing, electrics, preparation, waterproofing, tiling, fitting and decoration. You deal with one team and one point of contact, not a plumber, an electrician and a tiler working to different schedules.

How long does a complete bathroom renovation take?

Timescales depend on the scope, any layout changes and lead times on materials. We confirm a realistic programme after the site visit, and we order key items before work starts so the build is not left waiting on deliveries.

Who supplies the tiles, sanitaryware and brassware?

Either. We can source and supply items within the agreed scope, or fit items you have chosen yourself. Who supplies what is set out clearly in the written proposal before work begins, so there are no gaps or surprises.

Will my home be protected while you work?

Floors and routes through the property are protected before strip out, dust is controlled, and the site is left tidy at the end of each day. Clients regularly mention in reviews how clean the team kept their home.

Which areas do you cover for bathroom renovations?

We are based in West Hampstead and work across London, including Maida Vale, St John’s Wood, Little Venice, Kilburn, Queen’s Park and West Hampstead. Send us your postcode if your area is not listed.
