The approach

A new top floor and a new heart to the house

The rear dormer is finished in hanging tiles to sit naturally with the roof, and gives the loft full headroom across its width. It turns unused roof space into proper rooms.

On the ground floor, the extension creates one open space for cooking, eating and relaxing. Large sliding glass doors open onto the garden, roof lights bring daylight to the middle of the room, and a navy kitchen with an island faces into the space. Fitted shelving with concealed lighting finishes the living area.

Scope of works

Everything handled by one team

No separate plumber, electrician and tiler to coordinate. We managed every trade and every stage of this loft conversion, in the right order.

  • Protection & access

The house protected and a safe access route set up, often with scaffolding outside.

  • Structure

Steel beams, new floor joists and the roof structure formed to the engineer’s design.

  • Roof, dormer & windows

Dormer or roof extension built, weathertight, with roof windows or glazing fitted.

  • Insulation & first fix

Insulated to Building Regulations, with plumbing and electrics run for the new rooms.

  • Staircase & fire safety

New staircase installed and fire safety measures completed to the approved design.

  • Finishes & sign off

Plastering, joinery, bathrooms and decoration completed, then signed off by Building Control.

How we manage a loft conversion

Clear from the first visit to the final check

Homeowners worry most about the structure, the approvals and living in the house while the work goes on. This is how we run a loft conversion.

  1. Site visit

We see the property, check access, structure and services, and talk through what you want the space to do.

  2. Written proposal

A clear, itemised quotation. What is included, what is not, and who is responsible for what, agreed before we start.

  3. Planning & approvals

Drawings, approvals, materials and lead times confirmed, so the build runs in the right order.

  4. The build

Carried out in sequence by our own team, with each stage checked before the next one starts.

  5. Updates you can follow

One point of contact throughout. You know what is happening this week and when we need a decision from you.

  6. Snagging & handover

We walk the finished project with you and resolve any points before we sign it off.

FAQs

Loft conversions in Highbury and Islington: your questions answered

Can’t see your question? Call 020 3576 7307 or message us on WhatsApp.

How much does a loft conversion cost in Islington?

It depends on the type of loft conversion, the structure of the roof, the approvals needed and the finishes inside, such as a new bathroom.

After a site visit we give you an itemised written quotation, so you can see what each part of the project costs before anything is agreed.

What is a rear dormer loft conversion?

A dormer extends the roof out at the back with a vertical wall and a flat roof, creating full headroom across the loft. It is one of the most common and space efficient types of loft conversion in London.

Can we do a loft and an extension together?

Yes. Running both in one programme means one set of scaffolding, one team and less time with the house disrupted overall.

Do you manage the whole project, or do I need separate trades?

We manage the whole conversion: structure, roof, windows, insulation, plumbing, electrics, staircase, plastering, joinery, bathroom and decoration. You deal with one team and one point of contact.

How long will the project take?

It depends on the type of conversion, the approvals needed and the finishes inside. We confirm a realistic programme after the site visit.

Can we live at home while the work is carried out?

Often, yes, depending on the scope. We plan the programme so you know when water, power or access will be affected, protect the rest of the home and keep the site tidy. For the largest projects we discuss at the site visit whether moving out for part of the build makes sense.

Do you deal with planning permission and Building Regulations?

We work with your architect on the drawings and approvals, and arrange Building Control inspections at the right stages of the build, so the work is signed off properly at the end. Party wall matters are handled through a party wall surveyor where needed.

Which areas do you cover?

We are based in West Hampstead and build loft conversions and extensions across London, including Highbury, Islington, Stoke Newington and Hampstead. Send us your postcode to confirm.
