The approach

A hotel feel, built for everyday use

The brief for a spa style bathroom is simple to say and hard to build: warm, calm, uncluttered. Large format stone effect porcelain gives a soft, even backdrop. A curved walnut vanity adds warmth and shape, and backlit mirrors wash the walls with gentle light.

Everything that creates clutter has a place. The WC and vanity are wall hung, the cistern is hidden in the wall, and a recessed shelf runs the full width of the shower so bottles stay off the floor.

Light that sets the mood

Backlit mirrors and recessed downlights give bright light when you need it and a soft glow when you do not.

A clear floor that is easy to clean

Wall hung WC and vanity, with the cistern concealed, so the floor runs uninterrupted.

Storage built into the walls

A full width recessed niche in the shower and deep drawers under the basin.

Scope of works

Everything handled by one team

No separate plumber, electrician and tiler to coordinate. We managed every trade and every stage of this bathroom, in the right order.

  • Protection & strip out

Floors and access routes protected. The old bathroom removed and waste cleared from site.

  • First fix plumbing

New supply and waste runs, valves and fixings set out before a tile goes on.

  • First fix electrics

Lighting, extraction, heated towel rail and mirror connections wired to the agreed layout.

  • Preparation & waterproofing

Walls boarded and levelled. Wet areas waterproofed before tiling.

  • Tiling

Tiles set out from the centre lines so cuts land evenly, then laid with straight, consistent joints.

  • Second fix & handover

Sanitaryware, brassware, glass and lighting fitted, then snagged together before handover.

How we manage a bathroom renovation

Clear from the first visit to the final check

The part homeowners worry about most is not the tiles. It is the disruption, the communication and whether the job finishes as agreed. This is how we run it.

  1. Site visit

We see the room, check access and existing services, and talk through how you want the bathroom to work.

  2. Written proposal

A clear, itemised quotation. What is included, what is not, and who supplies what, agreed before we start.

  3. Planning & ordering

Sanitaryware, brassware and tiles confirmed and ordered, so the build is not held up waiting for materials.

  4. The build

Protection, strip out, first fix, waterproofing, tiling and second fix, carried out in sequence by our own team.

  5. Updates you can follow

One point of contact throughout. You know what is happening this week and when we need a decision from you.

  6. Snagging & handover

We walk the finished room with you and resolve any points before we sign it off.

FAQs

Bathroom renovation in London: your questions answered

Can’t see your question? Call 020 3576 7307 or message us on WhatsApp.

How much does a bathroom renovation cost in London?

It depends on the size of the room, whether the layout changes, what is behind the existing walls and floor, and the tiles, sanitaryware and brassware you choose. Wall hung fittings and built in niches need more preparation in first fix, which is priced in from the start.

After a site visit we give you an itemised written quotation, so you can see where the budget goes before anything is agreed.

Can you build a recessed niche into my shower?

Usually, yes. We check the wall construction and what runs through it, then build the niche in during first fix and waterproof it with the rest of the shower. It is set out so the tile lines run straight through.

Are a wall hung vanity and WC worth it?

For most bathrooms, yes. They make a room feel bigger, keep the floor easy to clean and hide pipework. They need a solid wall or a proper frame behind them, which we plan and build as part of the job.

Do you manage everything, or do I need separate trades?

We manage the whole bathroom: protection, strip out, plumbing, electrics, preparation, waterproofing, tiling, fitting and decoration. You deal with one team and one point of contact, not a plumber, an electrician and a tiler working to different schedules.

How long does a complete bathroom renovation take?

Timescales depend on the scope, any layout changes and lead times on materials. We confirm a realistic programme after the site visit, and we order key items before work starts so the build is not left waiting on deliveries.

Do you work with my architect or interior designer?

Yes. Where a designer or architect is involved, we build to their drawings and specification and coordinate with them on site. If you do not have a designer, we can talk through layout, finishes and practical options with you.

Will my home be protected while you work?

Floors and routes through the property are protected before strip out, dust is controlled, and the site is left tidy at the end of each day. Clients regularly mention in reviews how clean the team kept their home.

Which areas do you cover for bathroom renovations?

We are based in West Hampstead and work across London, including Cricklewood, Kilburn, West Hampstead, Hampstead, Golders Green and St John’s Wood. Send us your postcode if your area is not listed.
